Massive FPS drops at Dungeons/Instances

So, i've been searching for a solution for this problem in particular for such a long time.
been playing this game for 5 or 6 years now, and i get the point tera has a terrible optimization.
however i see some people doing fine in dungeons when its about FPS, for me, after running 1 dungeon,
the game starts lagging when i try to do another dungeon, i have a GTX970 , intel i7 7th gen, and 16GB RAM.

and to be honest this is something that has been affecting me a lot, i have to relog everytime i will do a dungeon,
cause i barely get 10 fps, the problem starts right when i touch the boss, it doesnt seems to be related to effects going around.
cause like i said its right when i touch the boss, already tried tweaking .ini files, followed Bernkastel's TERA Optimization guide
unparked processor cores, updated drivers, modified the UI, and various things, nothing seems to work.

i know there wont be a solid solution for this problem, i just kinda want to know if you guys have the same problems, or if any of you can
share some tips.

  • I have everything updated from what i know, using windows 10...
    you know, i've been checking this problem a lot, maybe its due multiple loading screens going on, like for example RK9
    where there is a bunch of loading screens, after 2 or 3 loadings screens the game starts lagging at bosses.
    maybe its a memory leak issue or a overheating one, not sure.
  • i may check the fans later and test it out, so i can post the results here, as for fullscreen optimization, where to check that out?, and how to enable the game mode feature?
  • I came back to say, that i tested everything you said , and cleaned my fans as well, looks it didnt work anything.
    but what im really sure about its that the lag starts after a loading screen.

    the question was "do you have a gamepad connected?" it doesn't matter if you don't use it. if there's one connected it can screw with the game.

    Update everything. Windows updates, drivers and other necessary. Maybe Windows updater trying to download and install during gaming. Since you've cleaned your fans and such, try memory test and make sure your RAM is okay at least. Also, doesn't hurt to test your system completely with utility tool like Aida64.

    no i dont use any gamepad, therefore i dont have any gamepad to connect.

    Hmmm ima try out that utility tool, going to test RAM as well , thanks, i'll be back x3
